Step 1 - Fact Find

We are happy to meet you at your home or office during office hours or in the evening. You can also visit our Mortgage office in Anglesey. During the first meeting, we carry out a detailed assessment of your finances so we can understand your needs and objectives. We have provided a useful checklist to highlight the sort of information we need and any prospective lender will ask to see. Completing a detailed fact find is the first step to providing you with independent mortgage advice.

Step 3 - Application

If you want to proceed with our advice, we ask you to sign our Client Agreement and pay our application fee, details of which can be found in the Important Information About Our Services document. When you are ready, we complete and process all relevant application forms and ensure the lender is given the information they need to consider your application thoroughly. How a case is presented is very important as delays could be costly.

Step 2 - Research

Market research is the mainstay of our profession. As independent financial advisers, we have access to the whole market. We are not tied to a particular lender and we can find you the most suitable deal based on your circumstances. Once we have completed our research, we will provide written mortgage advice and advise you on any associated insurance products. You are NOT obliged to accept our advice and you can walk away and pay nothing for our time and expertise.

Step 4 - Completion

Mortgage applications do not always run smoothly but we are ready for every bump in the road. We know what you want to do; we know where you want to be. We will do everything in our power to get you across the threshold. It is the essence of our HomeSmart service.

Taking the first step on the housing ladder is beyond the reach of many young people today and the Government has responded with Help to Buy Wales and Shared Ownership. You might think buying your own home is impossible but speak to us, you might be surprised!

We are fully accredited by Help to Buy Wales and we can also help first time buyers in England.

There are different schemes in England, Wales, Scotland and Northern Ireland with different rules and eligibility criteria.

If you have been renting for many years, there is no greater feeling than walking across the threshold of your own home; your own land; unlocking your own door.

Are you struggling with a deposit, don’t forget the Lifetime Cash ISA. You can save up to £4,000 each tax year and the Government will add a further 25%. So for every £4 you save, you get £1 extra - up to £1,000 per tax year. We can advise you on the most suitable Lifetime Cash ISA or you can talk to our financial planning team.


Example of Help to Buy: If you want to buy a house valued at £200,000, you provide a deposit of 5% (£10,000). The scheme provides a shared equity loan of up to 20% (£40,000) and the mortgage provides up to 75% (£150,000).

In the example above, you only need a deposit of £7,500 with a Lifetime ISA. The Government will pay the other £2,500.
